To this guy everything in this world is strange and unusual, not just the stuff that would be strange and unusual to the ponies. While a pony would react to this thing like it was an actual monster, he reacts to it no differently than a regular pony. So for example, once he gets past the mild surprise that his neighbor is a ghost he reacts to it the same way he reacts to having a neighbor who’s a magically supercharged princess (and most of his surprise was from the uninvited intrusion XD), whereas any pony would run screaming XD
 
As for why all these creatures seem drawn to him, well, him being entirely open and accepting of them definitely plays a part in that :P
